Why Office Managers Work With Ariel Construction
When the renovation lands on the office manager's desk, the real deliverable is not drywall — it is a team that can still work, a landlord who stays happy, and an executive who never has to ask what is going on. Most of the complaints we hear about previous contractors are not about craftsmanship. They are about noise at 10am, dust in the server room, and nobody answering the phone.
So we run occupied-space work differently. Demolition and core drilling are scheduled outside business hours by default, work zones are sealed with negative air where it matters, and you get one project manager who sends a short weekly update with what happened, what is next, and anything that needs a decision. Nothing about the process requires you to become a construction expert.
What Usually Goes Wrong — And How We Prevent It
Staff cannot work through the noise
Loud work — demo, drilling, anchors — is scheduled for evenings and weekends, with the hours agreed in writing before we start.
Dust in workstations and IT rooms
Sealed barriers, negative-air machines and daily cleanup keep dust out of occupied areas, server rooms and shared HVAC.
Nobody gives you a straight answer
One project manager, one phone number, and a weekly written update in plain language you can forward straight to leadership.
Landlord and building-management friction
We handle COIs, work-hour approvals, freight elevator reservations and protection plans so property management stops calling you about it.
How We Work With You
Phased around your calendar
We build in zones so departments move once, not three times, and the office keeps functioning throughout.
One accountable contact
You are not chasing subcontractors. One manager owns the schedule, the trades and the answers.
Fixed price before we mobilize
The budget you take to your CFO is the budget the job runs on, with allowances stated openly.
Clean handover
Punch list closed, finishes protected, space cleaned and ready for staff on the day we said.
Office Managers — Frequently Asked Questions
Can you work nights and weekends?
Yes, and for occupied offices it is usually the default for demolition and any loud work. We agree the hours with you and building management up front.
How do you protect our IT room and equipment?
Sealed barriers, filtered negative air, protected pathways and — where needed — temporary HVAC isolation so construction dust does not reach sensitive equipment.
Do we have to move out during the renovation?
Rarely. Most of our office work is phased zone by zone so staff relocate internally once, if at all.
Who deals with our landlord?
We do. Certificates of insurance, work-hour requests, freight bookings and protection plans are our job, not yours.
Who Else We Build For
Renovating around a working team?
Tell us the space, the headcount and the hours you need protected. We will come back with a phased plan and a fixed price.
