Can you renovate while we stay open?

Yes. Most of our renovations happen in occupied space — we phase the work, install dust and noise barriers, and run off-hours shifts so staff and customers keep using the space.

Do you do ground-up construction?

No. We renovate and build out interiors only, which is why our pricing is tighter and our schedules more reliable than a generalist GC's.

How long does a commercial renovation take?

A finish-level renovation under 5,000 sq ft usually runs 4–8 weeks. Larger renovations involving MEP work and permits typically run 10–20 weeks.

Do you handle permits and inspections?

Yes — filing, expediting, AHJ coordination and inspections are managed in-house as part of the renovation contract.

Where do you work?

New York City and Connecticut, Dallas–Fort Worth, and South Florida from Palm Beach through the Keys.

Renovation Scope: What We Self-Perform

Our commercial renovation crews handle interior demolition, framing and drywall, ceilings, flooring, tile, carpentry and millwork, painting and specialty coatings, doors and hardware, and glazing. Licensed mechanical, electrical, plumbing and fire-protection partners work under our contract and our project manager, which is why our schedules hold: we're not waiting on subcontractors we don't control.

Code, ADA And Life-Safety Upgrades Triggered By Renovation

Renovating an older commercial interior frequently triggers upgrades the original scope never anticipated: ADA restroom clearances and fixture heights, accessible entry and route requirements, current egress widths and travel distances, updated fire alarm and sprinkler coverage, emergency and exit lighting, and energy-code lighting controls. We survey for these conditions before pricing so they show up in your budget at the start instead of as a stop-work order in the middle.

Renovation Timelines You Can Plan Around

Small suites under 5,000 square feet typically run six to ten weeks of construction. Mid-size renovations with meaningful MEP work run twelve to twenty weeks. Permitting adds two to eight weeks depending on jurisdiction and whether the work is filed as a straight alteration. We give you a milestone schedule with inspection dates and report against it every week.
