In practice, change orders come from a short list of causes: you add or upgrade scope (extra millwork, a higher-grade finish, more power or data drops), a landlord or building department requires something the original plans did not show, or a genuinely concealed condition appears once demolition opens a wall, ceiling, or slab (failed plumbing, undocumented electrical, asbestos-containing material, structural damage). Pricing changes are communicated the same way every time: we notify you as soon as the issue is identified, send the priced change order with the labor, material, and schedule impact broken out, and pause that portion of the work until you sign off. Allowances are stated openly in the original proposal, so unit-price items such as tile or lighting reconcile against a number you already saw. We do not bid low and recover margin through change orders, and there are no surprise line items at closeout.
