Can you keep the project inside our TI allowance?

That's the point of our transparent model. We price to the allowance up front and present upgrade options separately so the allowance never gets blown by surprise change orders.

How do you handle work in an occupied building?

We comply with building rules on freight access, noise windows, insurance certificates and after-hours work, and we coordinate directly with property management.

Do you do ground-up construction?

No — interior tenant improvements, fit-outs and remodels only.

Tenant Improvement Allowances, Work Letters And Reimbursement

A tenant improvement allowance is only as valuable as your ability to document and collect it. We build our estimates in the cost categories your work letter recognizes, separate landlord base-building obligations from tenant scope so you aren't paying for the landlord's work, and assemble the lien waivers, invoices, permits and sign-offs your landlord requires before releasing funds. That paperwork discipline is often worth more than the construction savings.

Working Inside Occupied And Institutional Buildings

TI work happens inside somebody else's building, under somebody else's rules. We handle certificates of insurance, building-management approvals, freight elevator reservations, after-hours and weekend work windows, protected paths of travel, noise and dust control, and floor-by-floor coordination with neighboring tenants. Property managers reuse contractors who make their building easy to run, and that's how most of our TI work arrives.

Typical Tenant Improvement Scope

Demolition of existing partitions, new offices and conference rooms, open workstation areas, break rooms and pantries, ADA restroom upgrades, reception and branded millwork, HVAC redistribution and controls, lighting and power for a new layout, data and low-voltage rough-in, flooring, paint and final finishes, plus punch list and closeout.
