Why Franchise Owners Work With Ariel Construction

Franchise construction is a rent-clock business. From the day the lease is signed you are paying for space you cannot trade out of, and every week of construction delay comes straight out of first-year performance. That is why we treat the opening date as the deliverable, not the finish schedule — and why we order long-lead equipment and millwork at contract signing instead of when the permit clears.

We build from the franchisor's manual, not from an interpretation of it. Brand finishes, equipment layouts, signage specifications and required vendors are worked into the drawings before pricing, so the corporate review does not send you back to the beginning. Operators who open with us once usually hand us the next three locations, because the second build-out costs less in management time than the first.

What Usually Goes Wrong — And How We Prevent It

Openings that slip and eat the rent

Every delayed week is rent on a closed store. We work backward from your opening date, pre-order the long-lead package, and add crew rather than moving the date.

Bids that grow after signing

The low bid is often the most expensive build-out you can buy. Our scope is written out and priced before mobilization, allowances disclosed, so the final invoice matches the contract.

Corporate design review rejections

We build to the franchisor's spec the first time — brand finishes, approved vendors, equipment cut sheets — so the package clears review instead of cycling.

Landlord criteria and turnover fights

Barricades, protection, delivery windows and criteria compliance are handled to the letter, so center management is not the reason your CO is late.

How We Work With You

1

One contract, design through punch list

Drawings, permitting, construction and closeout under a single accountable contract — no gap between the architect and the trades.

2

Prototype-first pricing

We price the brand standard, not a value-engineered version of it, so what opens looks like the rest of the system.

3

In-house trades and millwork

Our own carpenters, millwork shop and finish crews mean fewer subcontractor calendars between you and the opening.

4

Repeatable across markets

The same team and the same pricing discipline in New York, South Florida and Dallas–Fort Worth for multi-market rollouts.

Franchise Owners — Frequently Asked Questions

Can you build multiple locations at once?

Yes. We run concurrent locations with one project executive over the program and a dedicated project manager per site, so nothing is managed by committee.

Do you work from franchisor construction manuals?

Always. The manual drives the drawings and the price. If a required vendor or finish is specified, that is what gets installed.

What size franchise projects do you take?

Full build-outs and complete remodels. We do not take small repairs, punch-list work, or jobs under $10,000 unless it is for a long-term client we already build for.

Are you the cheapest option?

No, and we do not try to be. We price fairly for quality and do not claw margin back through change orders. If the decision is purely lowest sticker price, we are usually the wrong partner — and we will say so.

Opening a new location?

Send us the lease dates, the prototype package and the space. We will come back with a fixed price and a schedule that lands on your opening day.
