Commercial construction goes wrong in predictable places: a budget built on assumptions instead of a scope, drawings that don't survive contact with the existing conditions, and a schedule that depends on subcontractors nobody is actually managing. We attack all three before the first wall comes down. Preconstruction includes a physical survey of the space, verification of base-building capacity for power, HVAC and plumbing, a constructability review of the drawings, and a line-item budget tied to that specific drawing set. Then one project manager runs demolition, framing, MEP, finishes, inspections and closeout with weekly reporting against both the money and the calendar.
