Value Engineering That Actually Saves Money

Value engineering done during design is savings. Value engineering done after bids come in is usually just deferred cost with a nicer name.

Cut complexity, not quality

Simplify ceiling geometry, reduce the number of finish transitions, standardize door and hardware sets, and repeat details. Repetition is cheaper than variety at identical quality levels.

Reuse what already complies

Existing compliant sprinkler layouts, restrooms, panels and ceiling grid are the largest available savings on most renovations.

What never to cut

MEP capacity, waterproofing, sound isolation, accessibility scope and lighting quality. Each one generates complaints or rework that exceeds the original savings.

Timing

Run value engineering before construction documents are complete. After permit filing, every change costs redesign, refiling and schedule.
