The Design-Build Construction Process: Benefits and Contract Advantages
June 30, 2026 · 7 min read

Design-build puts design and construction under one contract and one point of accountability. On commercial interior work — where the schedule is tied to an opening date or a rent commencement — that structure consistently outperforms the traditional bid model.
How the process actually runs
Programming defines how the space must function. Conceptual design and a target budget are developed together, so the drawings never drift beyond what the project can afford. Construction documents and permit filings follow, with procurement of long-lead items released in parallel. Construction begins on a transparent price with a published milestone schedule.
Why a single contract lowers cost
In a traditional model, the designer's drawings and the contractor's means-and-methods are priced separately, and every gap between them becomes a change order. Under design-build, constructability review happens while the design is still cheap to change. Value engineering is a design conversation, not a post-award argument.
Schedule compression
Overlapping design, permitting and procurement typically removes 4–10 weeks from an interior project compared to a design-bid-build sequence, because the team is not waiting for a completed drawing set before pricing or ordering.
Accountability
One contract means there is no gap to argue about. If a detail does not work in the field, the design-build team resolves it — the owner is not refereeing between an architect and a general contractor.
Frequently Asked Questions
Is design-build cheaper than traditional construction?
It is usually cheaper in total cost of delivery because change orders, redesign cycles and schedule overruns are dramatically reduced, even when the base contract number looks similar.
Do I still get an architect?
Yes. Licensed architects and engineers stamp the drawings; they are simply contracted through the design-build team rather than separately.
Planning a commercial interior project?
Transparent pricing, one contract, and a schedule we commit to — across New York, Texas and Florida.
