Tenant Improvement Allowance: How It Works and How to Maximize It

A tenant improvement allowance is landlord capital, and like any capital it comes with conditions. Knowing how it is disbursed changes how you write the construction contract.

How TI allowances are structured

Allowances are quoted per rentable square foot, sometimes with a turnkey alternative where the landlord performs the work. Turnkey sounds simpler but usually means building standard finishes and landlord control of the schedule.

Disbursement mechanics

Most allowances are reimbursed against paid invoices with lien waivers, often with retainage held until closeout documents are delivered. Plan working capital accordingly — the tenant typically fronts cash.

What the allowance can and cannot cover

Hard construction almost always qualifies. Design fees, filing fees, cabling, security and furniture may or may not, depending on lease language. Negotiate the eligible-cost definition, not just the dollar amount.

Stretching the allowance

Reuse compliant existing infrastructure, standardize finishes, avoid moving plumbing, phase non-essential scope after occupancy, and fix the price before design escalates.
